Kinda thinking about finding an RV compound in the Ranchitos where I could own a site? I'm familiar with Loma del Mar...and it might be a possibility...but I also remember there were lots in the Ranchitos where 3 or 4 people went in and made improvements with slabs and hookups for RV's? I admit that it has been quite a few years ago, but am made to think some of these compounds might still be available? Do you know of any? Along this train of thought...if nothing is available along these lines what do you think about the possibilities of me buying a lot in the Ranchitos and improving it? Are there a bunch of zoning or other government problems now that would make such a thing unfeasible? And again..it's been a while since I've been acquainted with San Carlos real estate.....what would an average lot in the Ranchitos be selling for these days?

If I bought and improved a lot...would I have big problems if I tried renting out 2 or 3 improved slabs with hookups.... to other snowbirds?

I know I've asked a lot of questions...but would really like to consider San Carlos as a winter destination!

Any help or comments would be greatly appreciated!

Also, you can search the Sonora MLS yourself for listed lots in Ranchitos. Hereโ€™s what a search returned for lots if the link works right. Probably some will have improvements, look through them all. And I recommend Tammi Miller of VIVE Real Estate +52 (1) 622 111 0125 if you decide to buy something. Sheโ€™s honest, thorough, bilingual, knowledgeable and been living here for 16 years. We bought our house using her, was an easy process and excellent communication.

Snoop, we did exactly the same years ago. Bought and cleared a lot you couldn't walk through, fenced it off, planted trees and poured a slab, got water and electricity, dug a septic tank, moved in a 5th wheel. No permits then for that stuff, but house construction was different. Most lots in Ranchitos are 1000 sq. meters. Hope this helps. Ron

Ron, it sounds like you did just what I'm
thinking of doing?  How did it work out for you in the  end? Do you know of sites like this that might still be for sale down there?

It worked out well for us. We lived in our fifth wheel while building our house. We did not build any spots to rent out to rvs. There are lots available here in Ranchitos but I would visit with a realtor to price and to look. You will probably need to bring in water and electricity from the street to your unit. Depending location, you might need to put in your own septic tank. Many local folks do this work very reasonably. There may be a place or two that has these improvements available as older folks come and go, LOL. Ron

We built up our own RV winter place in the Ranchitos and finally sold it.  Had a great time for 8 years.  Ron gave you a hidden gem of advice-  Get with a realtor and look at what is already built.  You will probably save a good chunk of money and a huge amount of work.  There is a lot more to this kind of project than a water, electricity and a septic tank.

Butch and Connie have a double lot with three septic systems installed plus a LARGE building with bath and a Party  Room with kitchen and bath.  And it is 100 feet from blacktop!

There is rv rental place a few doors down from the store in the ranchitos across from the old gym. Owner lives in California and has 3 or 4 rv spots to rent. I think just 1 rv there now.

I do not remember who we paid. Someone on California. It was in 2007 when we had our rv there. I will go by there tomorrow and see if anyone is there and find out info for you if I can.

I can't remember which San Carlos realtor had that property listed, but it was for sale in the early to mid 2000.  I believe it was 2005 when we inquired about purchasing the property and if memory serves me correctly, the listing price was $160,000 USD.  We couldn't get enough details about our financial responsibilities, as foreigners, of renting the spaces, so we passed on the purchase.
